RENT AND FINANCIAL MATTERS:

Q: What is the rent amount and when is it due?

A: The rent amount is clearly stated in the lease agreement. Rent is due the 1st of the month with a 5-day grace period. If the 5th falls on a holiday or weekend, the tenants are given one more business day to pay rent without penalty.

Q: Is there a penalty for late payments?

A: The late fee is $100.

Q: Are utilities included in the rent?

A: Tenants furnish all their own utilities. Landlord furnishes lawn care, pest control, AC filters and trash pickup.

Q: Is there an income requirement to qualify for the rental?

A: Yes. All applicants must have a minimum gross monthly income of three (3) times the monthly rent. Income may include wages, verified secondary income, or combined household income. Additional documentation may be requested during the application process.

LEASE TERMS AND OBLIGATIONS:

Q: What are the terms of the lease agreement?

A: The lease agreement is for 12 months. Once the initial lease has been completed you will have the option to renew your lease or go month-to-month with an additional fee.

Q: What is the security deposit amount?

A: The security deposit is equal to one month’s rent. For example, if the rent is $1,750 the deposit is $1,750.

PROPERTY AND MAINTENANCE:

Q: What is the pet policy?

A: There is a non-refundable pet deposit of $300 per pet. Pet rent is $100 per month per pet.

Q: What is the process for submitting maintenance requests?

A: We have an online portal, an app, and a phone number for tenants to submit requests to their property manager and maintenance staff. Any urgent requests should be called or texted to the property manager and or maintenance staff. Email is info@midwayhomes.net

Q: How much notice will they give before entering my rental space?

A: We call ahead of time for maintenance requests and email reminders (with 24 hours’ notice) for routine maintenance such as AC filters and pest control.

Q: What is the guest policy?

A: Per the lease agreement, a guest shall be defined as anyone who visits the premises for no longer than fourteen (14) consecutive days or twenty-eight (28) non-consecutive days in any twelve (12) month period. Any adult that resides in the Premises for longer than this, shall be an unauthorized occupant.
